Saanich East Real Estate & Homes for Sale

Homes for sale in Saanich East span a wide range of sizes, styles, and layouts, reflecting the diversity of its suburban landscape. As a general rule, homes tend to be older and smaller the closer they are to Victoria in the southwest, approaching terms like "heritage" or "character". Moving north or east from the city, properties become larger, with mid-century residential styles giving way to more modern developments and new constructions.

Along East Saanich's coastline, luxury properties overlook the Haro Straight and beyond to the San Juan Islands. These prestigious homes extend down through Cordova Bay, around Mount Douglas, along Gordon head, and into the Queenswood and Ten Mile Point areas.

Many of the luxury homes in Saanich East are custom builds done according to West Coast Modern, Prairie Modern, or various traditional revival styles. They also tend to occupy large, secluded lots. Yet, given the variety found within Saanich East as a whole, the feel of seclusion, space, and custom style can be found throughout.

Further south, and west, and around the University of Victoria campus, there are many excellent mid-level neighbourhoods that are perfect for families. Here, a particular style of home dominates: Bi-level or garrison houses with sunken garages, low-pitched roofs, minimal traditional exteriors in stucco, clapboard, or stone, and raised entryways. These homes also offer well-fitted basement spaces popular with students attending the university.

Some homes in this area of the market lean a bit more heavily on the new or minimal-traditional aesthetic, featuring prominent chimneys, steeply pitched roofs, bay windows, and mock-Tudor details. Lot sizes are generous, and otherwise flat yards are often terraced up to central, elevated entryways.

Moving even further south, some of Victoria's architectural heritage begins to show through, with Arts and Crafts, Villa, and Craftsman style bungalows and cottages. Throughout most of Saanich East, but particularly along its most popular thoroughfares, condos and townhomes provide convenient living and investment opportunities. These properties also range from modern, luxury spaces - particularly around one of the area's many golf courses - to more affordable homes quietly tucked away behind trees and hedges.

Smaller condos in Saanich East's southern portion tend to show strong horizontal shapes and textures, typical of the modern West Coast style. The short distance of these properties to downtown Victoria, and the convenient, maintenance-free lifestyle they offer makes them highly desirable.

And finally, running past Mount Douglas' western side, are a number of rural acreages hosting working hobby farms. The perfect way to cap off the stunning versatility of Saanich East's real estate market.

Saanich East is located in the central-eastern portion of the Saanich Peninsula on the southern end of Vancouver Island, British Columbia. It lies to the northeast of the city of Victoria, the capital of British Columbia, and a little ways south of Sidney, and the Swartz Bay Ferry Terminal beyond.
